Additional Inspection Services
Pre-Listing Inspection
Before you rush into putting your home on the market, it’s a good idea to get it professionally inspected. We’ll assess the condition of the readily accessible structures and systems to look for deficiencies that any home seller would want to be aware in the event that those issues are later revealed in a Buyer’s Inspection. This can prevent stalled negotiations, giving you a grand opportunity to fix the issues if feasible or otherwise notify prospective buyers from the outset of negotiations.
New Construction Inspection
When we inspect new home construction, we’ll arrive at the property on a day prior to the builder’s final walkthrough. We’ll evaluate the home’s condition from top to bottom, inside and out to look for deficiencies or safety issues that a buyer needs to be aware of in order to negotiate last-minute repairs before final closing.
New Construction Phase Inspections
We can also inspect new home construction at multiple phases, evaluating the property’s condition from the time the foundation is poured all the up to the final walkthrough. This keeps construction in check, ensuring that issues and oversights are resolved quickly and efficiently before they require significant backtracking.
11th Month Warranty Inspection
Your new home’s warranty is likely set to expire after one year, and it’s a good idea to have the property inspected before the day arrives. We will thoroughly inspect the entire home, communicating to you any evidence we find of issues that have become apparent since you first closed on the property. You’ll then be able to review your warranty to see if the cost for recommended repair work is covered.
Home Maintenance Inspection
Once you own a home, you have to maintain it if you want your investment to last. We can help you do so, performing a thorough inspection of the property that will reveal current maintenance issues and tasks you’ll need to take care of in the near future. After typing up the inspection report, we’ll also work with you to get you going in the right direction in terms of prioritizing a maintenance schedule.
4 Point Inspection
All home components are important, but there are some that are absolutely critical in order for a home to be safe and livable. A 4 Point Inspection will shed light on the condition of four key areas—areas which often must meet minimum property standards in order to qualify for homeowner’s insurance. The areas evaluated during this inspection service are: the roofing system, HVAC system, plumbing system, and electrical system.
Loan Draw Inspection
In order to avoid delays and possible litigation, construction on a home needs to stay in good faith with the bank—and we can help you make sure the bases are covered. We’ll inspect the property many times throughout the construction process, reviewing the terms of the loan agreement and subsequently evaluating current progress and the materials stored on-site to confirm that the build remains legal and compliant.
Re-inspections
This follow-up inspection service will ensure that repair work scheduled by the seller of the home has been carried out as promised. We’ll evaluate the specific areas in question, ensuring that the home is now in the condition you expect it to be as a buyer before you commit to a real estate transaction.
Commercial Property Inspection
This inspection service is for real estate investors who are looking into the purchase of a commercial property. We can inspect most light commercial buildings, including restaurants, storefronts, offices, and strip malls. We’ll examine the readily accessible structures and installed mechanical systems, informing you in detail about any weaknesses we find in the property’s condition.
